Surveys

If you are looking to buy residential property, Alliston & Company are able to complete a survey to find less obvious defects, diagnose major faults from limited clues, advise on true significance of cracks, types of rot and draw attention to items that could lead to problems in the future. There are two types of report available:

A Home Buyer's Survey and Valuation is a concise report in a standardised format on the state and condition of the property. Although based upon a thorough inspection, it is less detailed than a building survey. This particular type of survey is designed for modern standard houses and flats. Format does not allow for the discussion of defects, the seriousness or remedies, which is necessary with older or larger property.

A Building Survey advises in detail on the general construction of the property, its stability, the need to carry out urgent repairs and other potential expenditure. The report contains a full description of the premises and structural components, finishes, fixtures and a statement of their condition so far as they are exposed and accessible. It will advise of the seriousness of defects listed and possible remedies.
